2012 Buffet Ramadhan IOI Mariott Putrajaya

Memang menjadi acara wajib setiap tahun kami sekeluarga akan berbuka puasa di HOTEL. Sekali je dalam sebulan, kalau lebih drp tu bankruptlah pulak nanti. Tahun ni kami dah pilih nak pergi IOI Mariott Putrajaya. Tahun lepas ke Pullman Putrajaya dan tahun sebelumnya kami ke Eastin Hotel. Saya dah book sebulan lepas sebab entitle for 15% discount. Kiranya kat mana ada discount kat situlah kami tuju.

Sesuai dengan harganya, makanan yang disajikan mmg sangat best dan variety, berasalah kalau orang-orang  tua kata. Tapi xdelah nak rasa semua bahagian...boleh pecah perut dibuatnya nanti. Saya seperti biasa byk pergi ke bahagian Mexican Food (my favourite food), Thai food & Dusun Buah-buahan shj. Sebagai peminat makanan berasaskan ikan, rasa best yang amat bila byk ikan2 favourite mcm parrot fish, salmon, seabass semuanya ada untuk dinikmati, oyster pun ada.. My general comment, kalau ada duit lebih tu boleh try makanan kat sini...memang berbaloi.

Dusun Buah-Buahan (ada durian, manggis, rambutan, cempedak, nangka, jambu, buah naga, plum,longan dsb).

Parrot fish sebesar my youngest daughter.

Touch 'n Go Rebate

Rezeki pada bulan Ramadhan ni memang murah. Termasuklah hari ini masa nak topup Touch N Go, tetiba bro yang jaga kaunter tu beritahu kad TNG tu ada rebat. Ingatkan RM10-RM30 macam voucher Isetan yang selalu dapat tu. Rupa-rupanya RM64.92, bolehlah tahan juga... lepaslah 8 hari bayar tol, sapa nak bagi free.

Nampak sangat tak peka. Agaknya terlalu sibuk berkerja sambil ber-flipping sampai lupa benda-benda ni.

Bila check from (refer below), memang betul ada rebat 20% ni.

20% Rebate Toll is a frequent travellers programme sponsored by Malaysian Government for all qualifed Touch ’n Go (TnG) card users who use the TnG card for toll payment at all highways from September 1 2009 onwards.

To qualify, cardholders will need to use TnG card a minimum of 80 times to pay for any toll payment in all highways in Malaysia within a calendar month.

Seri Jati Seri Baiduri Setia Alam - Ready for SPA signing

Today, I received a call from SP Setia confirming the name on the SPA document. There's no amendment as I am going to only put my name there.

I did ask the SA also about the SPA signing date and he told me it's going to be on the 2nd week of August. Hmm it's time to get ready and ensure I've got my housing loan before the signing event.

I have submitted my applications (3 banks) on Wednesday last week and NO good news so far. I quite surprised and a bit worried as my 500k loan can be approved within a day but this 140k loan still pending after 5 days.

One of my friend did ask about my target for this one. I am optimistic and confident it can go at least 300psf for Seri Jati. There will be a lot more apartments to be built in this area but the first project will always the best!

Glomac buying Dengkil land for RM66.8mil

PETALING JAYA: Glomac Bhd is buying 191.75 acres of agricultural land in Dengkil, Selangor, for RM66.8mil or RM8 per sq ft from Lee Chin Cheng Dengkil Oil Palm Plantations Sdn Bhd.

Glomac told Bursa Malaysia that it had plans for a mixed residential development for the land. The deal is subject to the Estate Land Board’s approval for the transfer of the land.

Documents Required for Housing Loan Application

You might be under the impression that it is a simple matter and you can provide all the documents required within a day. Or it's might be just me generally, like to do something which "make a difference". I have commenced compiling all my documents since 1 month ago as I strongly believe that the completeness of your documentations will make a significance difference. Believe it or not you ultimately build people's trust with your effort and will also make them believe that you're an expert. I am normally very firm and few times already requesting for change, for another bank officer/executive should I find him/ her is incompetence or so blunt.

Don't be suprise to see all my LONG list documents below COMPLETE with binding (see the picture above).

Ayu Impian Setia Alam Official Launch

Perbadanan Kemajuan Negeri Selangor (PKNS) has sent out the Ayu Impian, Setia Alam launch event’s invitation email. If you have registered your interest (or just for information purpose) by filling up the form via PKNS website, you should have received the invitation mail by now. On the email there are attachment (see poster above) and a link which you will be brought to a page where you can browse for more details about this project.

For those who registered manually, you can expect to receive the mail invitation next week. You have to bring this invitation letter will a serial number and depending on the crowd on that day, you can only purchase one unit per person. Unit selection is based on First Come First Serve. I am not really in favour of this queuing system as one should come as early as possible to secure a good unit. Booking fees RM3k is required (previously only RM500) in the form of bank draft, cash or credit card.

The venue is confirmed to be at Shah Alam Convention Centre (SACC) at 1st Floor Plenary Hall.

I have received so many e-mails as well as comments in my previous posting, asking about my opinion on the feasibility of this project or in layman term - Can we flip this house? One should aware that you could not rely on 100% of Setia City Mall (SCM) factor which is now already in operation. I believe PKNS is now smart enough to add-in SCM factor increasing the price.
If you go for hold and flip (which I think you should consider this approach), there are several websites eg mudah, iproperty available that will provide a generic idea of the rental rates in Setia Alam (and the surrounding area). For empty unit, the monthly rental is around 1300-1500. At this rate you have to fork out 1k every month for the monthly installment.
Do your own study but the most vital thing is that Ayu Impian with this price, also faces stiff competition from the newly completed SP Setia houses.

Seri Kembangan MEX Putrajaya Interchange Ready By 2015

It has been a little while since we first heard about the above news. It’s ultimately good news also for properties as a whole in Seri Kembangan. There are several good projects in Seri Kembangan, however I am not really keen due to “leasehold status”.

KEMBANGAN — A tiered interchange at KM 16.5 of the Maju Expressway (MEX) here, to resolve traffic congestion due to access and exit difficulties faced by about 68,000 Seri Kembangan residents, is expected to be completed by 2015.

Works minister Datuk Seri Shaziman Abu Mansor said the Seri Kembangan tiered interchange would cost RM90 million, with RM70 million going to construction and the rest for land acquisition.

“With the interchange, the residents here do not have to drive more than 10 km to Putrajaya to access the highway,” he said after a visit to the site here.

Shaziman said the construction of the interchange was actually scheduled for next year but was brought forward as they had obtained approval from the Malaysian Agriculture Research and Development Institute (Mardi) which owned a large portion of the land needed.

He added that a RM2.20 toll has been proposed to and fro Kuala Lumpur, but no charges imposed between the city and Putrajaya as the Putrajaya Toll would cover it. — BERNAMA
