Ayu Impian Setia Alam Official Launch


Perbadanan Kemajuan Negeri Selangor (PKNS) has sent out the Ayu Impian, Setia Alam launch event’s invitation email. If you have registered your interest (or just for information purpose) by filling up the form via PKNS website, you should have received the invitation mail by now. On the email there are attachment (see poster above) and a link which you will be brought to a page where you can browse for more details about this project.

For those who registered manually, you can expect to receive the mail invitation next week. You have to bring this invitation letter will a serial number and depending on the crowd on that day, you can only purchase one unit per person. Unit selection is based on First Come First Serve. I am not really in favour of this queuing system as one should come as early as possible to secure a good unit. Booking fees RM3k is required (previously only RM500) in the form of bank draft, cash or credit card.

The venue is confirmed to be at Shah Alam Convention Centre (SACC) at 1st Floor Plenary Hall.

I have received so many e-mails as well as comments in my previous posting, asking about my opinion on the feasibility of this project or in layman term - Can we flip this house? One should aware that you could not rely on 100% of Setia City Mall (SCM) factor which is now already in operation. I believe PKNS is now smart enough to add-in SCM factor increasing the price.
 
If you go for hold and flip (which I think you should consider this approach), there are several websites eg mudah, iproperty available that will provide a generic idea of the rental rates in Setia Alam (and the surrounding area). For empty unit, the monthly rental is around 1300-1500. At this rate you have to fork out 1k every month for the monthly installment.
 
Do your own study but the most vital thing is that Ayu Impian with this price, also faces stiff competition from the newly completed SP Setia houses.

PKNS houses is becoming expansive and almost at par with SPS. Nevada for example is selling at 600k+..
Somehow, buyers NOT prefer units facing SCM due to dust and impact from construction near the mall. maybe in future, once everything completed, those units fronting SCM will have higher value.

its takes time for everything to be up, the number of houses / phases ... competition is high to rent/flip. we are buying time actually, the longer the time the shorter the risk. units facing SCM commence higher price.. estimated 5-10k extra per row from back.. i buy back coz own stay. whats your opinion ?

My personal preference is always for the unit facing Sunsuria semiD shops. However for own stay, I am not very keen due to noise and there's a tendency people park infront of your house for free parking. Worst case scenario when there's a flyover/mrt in the future (if any).

PKNS selling point is the location..at premium and nearer to SCM.

Design-wise, facade, the offer, marketing they are far behind SPS.

You are right, many houses in PJ SS2 & heading Bandar Utama once hiway/flyover build. Bukak pintu tengok tembok :( Damansara Uptown, houses beside commercial, many car park there including me :) save me rm5 per day.

tanya PKNS, keutamaan kepada mereka yang mempunyai surat jemputan.

masih ragu-ragu beli atau tidak kerana harga yang agak tinggi berbanding ayu-ayu yang lain, apa pendapat semua?

oh gitu.. sudah mahal kut kerana Mall tu .. kalau ada budget & own stay ok, rm525k bulan2 kena 2.5k :( mmg area hot tapi unit Ayu2 byk sgt... mau goreng bahaya. bih baik kumpul duit 2-3tahun ASB tunggu bank lelong... imho

Kalau ada holding power, boleh proceed...if jual upon vp pun rasa2 max boleh pergi 600k je.
