Hope that I am not too late to write about this project. It took me a while scripting about it initially because nothing was finalized at that moment. In fact, the land acquisition for another SP Setia project in Semenyih, Setia Eco-Mas, is still pending and incomplete.
This much awaited SP Setia (SPS) housing project in Semenyih called Setia Eco Hills (SEH) is finally on and more or less confirmed. It was mentioned by the SA today that the first launch is going to be a Bungalow Lot with a lot size of 6000 sqt (60 x 100) in November this year.
Then go into the next phase, the F&G double storey terraces houses that will get 200% attention by many people, especially the community of Klang Valley. It will be a 20 x 65 size with indicative price of 360k - 380k. The first launch will be in February/ or March 2013. Just in time with my next purchase. Judging from that price, I would expect a balloting process for the first phase and chances to get a unit will be very slim.
I have to be frank that I have never been to Semenyih town and if I were to buy this, it's purely based on SP Setia BRAND, which has strong and loyal followers. I would anticipate the buyers for the initial phases will be mostly investors as well as upgraders. However 20 x 65 for a terrace house for upgraders is quite small. Hmm in this case, one should target for a Semi D (700k?)
Can it be the next Setia Alam or can Eco Hills emulate the Setia Alam success? Only God knows. I believe only people from Semenyih (or familiar with Semenyih) at least for now, can really see the potential and predict township maturity. One can say 5-10 years for the township to mature but who knows SPS can do magic in SEH.
I would expect the new direct interchange from this project, to be built connecting LEKAS highway. It will then resolve the accessibility issue as well as increasing the value of this project.
