After doing all the study on the location, location, location and type of houses. Apakah rule no 1 to choose your intermediate unit. The vital thing is to understand the BIG NO NO!! Sorry ni bukan kurafat atau kepercayaan karut but based on my own experience and observation.
a) Say big NO-NO for unit facing the junction esp those big junction.
b) Big NO-NO also for unit facing a backlane
c) NO also for unit facing a road in between 2 end lot.
d) NO also for unit facing kumbahan/ rawatan/ TNB.

e) Small NO for house facing West
f) Small NO for house number related to 4. Eventually this is not a big deal as you can change the house number with *A upon completion.

Hari ni dapat statement EON Bank (now HLB) mengenai loan rumah Putrajaya. MasyaAllah, it's the worst. Study n buat comparison bagai nak rak, mmg dapat loan dgn rate n term terbaik. Malangnya bank sgtlah tak professional. Byk hidden clauses which I feel in the first place they should enlight it to customer. Memang bank cap ayam and serik betul! This is the first and the last jodoh aku dgn bank ni.

The deal did not get through due to buyer does not agree with the price. Actually aku pun tak boleh demand sgt sbb fengshui rumah x berapa bagus. Nilah kalau buat buying decision lambat and terpaksa grab apa je unit yg available. Unit yg baik mmg sangat penting untuk flipping landed property. Sebab kita kena compete dgn unit2 lain so kena tau apa kelebihan unit kita tu. If rumah corner or some end lot tak effect sangat sebab unit tak banyak.

Hari ni ada agent call nak bawak customer tengok rumah. Apparently this is my last, the so called unsold unit dalam keadaan property market yg mandom ni. I told the agent that I am not rushing to sell it and my price is fixed. Take it or leave it! A matter of principle, my gross selling price should be more than 100k spa price. Futhermore it is still under construction, and I believe still there's a room for the price to go up.

And there is no progressive interest for this house, thus I can wait till the very last minute before VP to sell it. Well it's a seller market/ decision hence I could dictate the deal. See tommorow should the deal could go through!

Property Investment Strategy

Adakah property bubble akan burst? market saturated? or harga akan naik lagi. Memang semua investment termasuklah - real estate, gold, shares, unit trust ada risiko. ASB je tiada risiko! Given a current situation and the forecast of the property market trend, the long term strategy will always the safest!

Kalau kita baca blog2 pasal property ni byk sgt yg berkaitan dgn auction, ataupun yg jenis beli 10 apartment medium/kos rendah sewakan fully furnish then bila harga OK jual. Approach ni kita panggil beli, sewakan and jual. Ada mmg simpan rumah and main cash flow jer. Ikut masing2 punya preference. Btw actually ikut cikgu/ mentor jugak. If mentor tu guna approach A most probably protege sure ikut method A.

Aku mcm tak pernah baca (or tak pernah jumpa) lagi blog mengenai flipping. Agak2nya orang flip ni lebih suka simpan and kaya sorang2! I am more on this approach...buy at the lowest discount, lowest OPM and flip them quickly, touch n go n then move on to the next ones! Approach ni lebih risky and the most vital thing you have to manage your holding power.

It took me sometimes to commence writing about Property Investment. There're a lot of request especially from close friends asking me to share my experiences dealing with all the hassles/hicup in this area. To be frank, if you study well then the return, thus far (at least for me) is "handsome" and if it continues this way, I could retire at the age of 40!

Unfortunately, the journey is not all smooth in 2012. The property market is deemed to be a soft market. I am almost hitting a soft patch, not to say making loss but I am currently become very unproductive sourcing for a new target. The take up rate for a new launch was not encouraging at all. For example the super-hot "Pentas" Alam Impian is now become slower like before BBB euphoria! It's now become the super-rich (with holding power) and genuine buyer market.

Alhamdulillah, I managed to sell all the items in my previous entries within, at most after one week I published them.
